Track Tenant compliance for real restate
Managing commercial properties is intense. My team must make sure every tenant is in compliance with their lease requirements both to help them and to most of al save my clients, the property owners, headaches and legal battles down the road.
Getting started tips
Connection with tenants over various requirements, most recently this has been Certificates of Insurance (COIs), noting start and end dates - and making sure all list both ownership and Property Management firm as additionally insureds. If they do not send the updated form or do not have their COIs, typically as required by lease, request again. Eventually if they continue to fail, warn them of default of lease pending.
